Your new domicile, THE SPEKTER, is centrally located in the heart of Berlin-Spandau, not far from the old town and the Spektegraben, which gives it its name. It offers 103 attractively and modernly equiped apartments with 2 to 5 rooms. The ensemble consists of two L-shaped buildings, each with five floors. It is accessed to two external staircases and a shared main staircase. The latter has an elevator.

The carefully designed inner courtyard offers seating areas, playgrounds and green spaces and invites residents to relax or romp around. The building’s underground garage provides parking spaces for 20 vehicles. Bicycle parking is available both outside and inside. All apartments have a modern intercom system, a storage room, and/or a cellar room.

Site and connection

Schools, daycare centers, supermarkets - right on the doorstep

Families will be thrilled because directly across from THE SPEKTER is an elementary school, a high school not much further, and a secondary school and various daycare centers are just a few hundred meters away. Supermarkets and discounters, bakeries, doctors’ offices or pharmacies are also just a short walk away. More than 125 stores can be found in the Spandau-Arkaden, which are only five minutes away by bike.

The connection to the public transport system is also excellent. The Flankenschanze bus stop right outside the door connects you with the S-Bahn, U-Bahn, ICE and regional train stations in Spandau. But you can also walk a quarter of an hour. You can reach Berlin’s main train station in half hour by train. It takes about five minutes by bike to get to the Old Town or the banks of the Havel River. The A100 is about 15 minutes away by car.

All living rooms are covered with two-layer oak parquet flooring and come stylishly with smooth white painted walls. Ceilings, some of which are up to 2.70 meters high, create a spacious feeling. 35 apartments are designed barrier-free.

The bathrooms and WCs delight with large-format floor and wall tiles in a subtle color scheme. Modern fixtures and fittings, floor-level showers with glass partitions and flat towel radiators also transform them into true wellness oases. A fitted kitchen is also already available in all apartments. The windows on the garden floors are equipped with electric shutters.

On 48 to 58 square meters, the 2-room apartments in THE SPEKTER make singles and couples happy. As our sample apartment shows, every meter has been put to the best possible use. The entrance hallway leads to a spacious storage room on the left, which not only makes the washing machine disappear. To the right is the bathroom with a floor-level shower and window. The separate bedroom can be reached via the large living and dining room. This has a modern kitchenette and offers access to a balcony.

With 49 to 85 square meters, the 3-room apartments in THE SPEKTER offer singles, couples or families a wide range of floor plans, depending on their needs. Via the L-shaped hallway of our sample apartment, you first enter a bathtub bathroom with an additional shower and window. The larger one of the two bedrooms can also be reached from here, the smaller one from the living and dining room. The latter is spacious and has a modern fitted kitchen with an adjacent storage room. The apartment scores with a large balcony.

On 73 to 86 square meters, our 4-room apartments in THE SPEKTER offer you what families want today. Our sample apartment’s spacious living and dining room with its modern, open-plan fitted kitchen is the hub of the entire apartment. This is where you enter the apartment, and from here, you can also reach all the other rooms: the three bedrooms, the bathroom with tub and shower and window, or the spacious storage room. The latter offers plenty of storage space and connection possibilities for the washing machine and dryer. In addition, the apartment opens onto a large balcony, which you can access from two rooms.

Proud 115 square meters offers the 5-room apartment in THE SPEKTER. In addition, it inspires by a semi-circumferential terrace with multiple accesses. Spandau

Spandau, located far northwest of the capital, undoubtedly plays a unique role in Berlin’s districts. Almost like a small city of its own, it offers an exciting mix of urbanity and village flair. Its heart is the old town, surrounded by the Havel River. It has a pedestrian zone, market square and Havel promenade. Numerous stores, restaurants and cafés await you here.

Whether Königswald, Spandauer Forst or the banks of the Havel: nature and water are never far away in Spandau. Not far from THE SPEKTER are Koeltze- and Wröhmännerpark – the latter with direct access to the river. Here you will also find the famous Spandau Citadel. It is considered one of the important European Renaissance fortresses and today serves as an atmospheric open-air location. A unique bat exhibition can also be found in its picturesque vaults.

The project will be completed on March 1st, 2023. The current earliest possible start of the lease is 15.03.2023.

The minimum rental period is 18 months. Subsequently, the lease can be terminated with a notice period of 3 months.

As is customary with other rental agreements, the deposit is three net cold rents (the net cold rent plus ancillary costs are shown in the rental agreement). Processing or brokerage fees do not apply.

There will be spaces for bicycles on the ground floor of Bismarckstr. 21 and as well some bicycle racks in the courtyard. In the inside there will be double-parking-system and on the outside, you will find bicycle racks made of galvanized steel. In the underground garage there will be 20 car parking spaces which can be rented for € 115,- per month.

Not every apartment has a basement. But most of the apartments without a basement are coming with a storage room inside the apartment.
